If certain items are missing, miscoded, or unseen damage is discovered only after work begins (for example, bad decking, hidden flashing issues, or code-required upgrades), there can be price differences that need to be addressed. That’s why having a clear understanding of the scope of work and a detailed roofing estimate is critical.
